The housing supply increased slightly as a result of completed refurbishment measures: in 2025, 5,915 housing units were available to students (2024: 5,910).
The number of applications rose by approximately 2.2% to 12,423, underlining the continued high demand for affordable student housing in the region. Overall, the student residence administration team was able to offer accommodation to 3,308 applicants. The persistently strong demand was also reflected in the very high occupancy rate: the vacancy rate declined to 1.0%, compared with 1.4% in the previous year.
The average all-inclusive monthly rent increased slightly to around €284. It therefore remains at a comparatively low level in relation to the private housing market. Through the Private Room Placement Service of the Studierendenwerk, 45 students found accommodation during the past year.
In 2025, construction work got underway in Stuttgart-Hohenheim: a modern student housing complex with 126 apartments is being built at Fruwirthstraße 15–19. Construction has been in progress since August. The groundbreaking ceremony, attended by representatives from politics, the university, the Studierendenwerk, and other project partners, marked a visible commitment to the continued development of the campus in October.
The project is funded through the state programme “Junges Wohnen BW” (Young Housing Baden-Württemberg), which contributes approximately €6.9 million towards the total investment volume of €13.9 million. The first students are expected to move in at the start of the 2027/28 winter semester.

To sustainably preserve and maintain its existing student housing stock, the Studierendenwerk continued several refurbishment measures and launched new projects in 2025. Renovation work at the residence hall in Hartmeyerstraße 2 in Tübingen was completed, allowing the building to be fully available again for the winter semester. At Fichtenweg 7, also in Tübingen, the transfer stations for water and heating supply were renewed.
In October 2025, the urgently needed refurbishment of the bathroom riser systems began at Pestalozzistraße 41 in Reutlingen, benefiting a total of 103 housing units. Completion of the project is scheduled for November 2026. At Schwerzstraße 1/1a, the renewal of water supply lines commenced in October 2025 to ensure consistently high water quality.
Digitalization measures accelerated processes in student housing administration in 2025: with the newly introduced digital tenant account, students have been able to submit their certificate of enrollment online since last year—making the process faster, more sustainable, and more user-friendly.
The process for reporting maintenance issues was also simplified: an online form replaced the paper-based application process. Faulty light fixtures or clogged sinks can now be reported with just a few clicks, including photos if required. This not only benefits students but also makes work easier for the facility management team, enabling them to process requests more quickly and efficiently.
